1) WHAT IS INTERIOR CONSTRUCTION??

Interior Construction is a process of using: Design Profile, Construction profile, Material, Human labor power, Specialized machinery and equipment, …to create a realistic Finished Works.

Interior Construction includes: The construction and installation of the interior – Exterior for New Interior Project. Repair, Renovations, Restoration of old interior works. Maintenance of completed interior works. To move, demolishing expired interior works.

Scope of work in Interior Construction

When it comes to the scope of work in Interior Construction, We often use the term: Fit-out, Furniture, MEP. In there:

Fit-out Work:

So how will Interior Construction be different from Construction Construction??

Construction:

2) INTERIOR CONSTRUCTION BIDDING PROCESS

When looking at the Design Profile, We can imagine the grandeur and beauty of the Project after it is completed.

However to "voice" a Building located on “papers” become a Construction “reality” can be observed directly with the eyes, touch with hand, feel with other senses, … is not a simple thing.

So, stage of selecting the Construction Unit (Contractors) reputation, Being qualified to execute the Works is an extremely important step.

To select a Contractor, the Investor (Client) will Procurement organization.

Stage 1: Prepare Bid Documents

Contractor after receiving the Letter of Invitation and Full Design Profile (Full) from Customer. Bidding documents will be prepared including: Business license, Capacity profile, Construction contract, Personnel Organization Chart, Construction Progress Table, Quotation.

Note: In the process of submitting the Tender. The Contractor should carefully study the Invitation Letter, Design Profile, Surveying the current status of construction ground, …

Stage 2: Submit to Customers & Adjust (If any)

The Contractor sends the Tender to the Client and waits for the Client to approve the Tender.

If there is a request for adjustment from the Customer, the Contractor will negotiate and adjust the requirements to the reasonable extent..

Stage 3: Sign Interior Construction Contract

When being notified by the Customer of winning the bid. The two parties will sign the Interior Construction Contract.

Information about the parties, Contract value, Terms of acceptance, Terms of payment, Responsibilities of the parties, … will be detailed in the Interior Construction Contract.

3) INTERIOR CONSTRUCTION PROCESS

For the Project to have a quality construction process, The least error occurs. Then there should be a procedure clear, rigid.

We use the Network Node Construction Diagram to go up "Construction process" Construction.

Construction Diagram of Network Nodes, also known as “Network Diagram Method” Directed Graph method is applied (network structure) into the algorithms to Schedule and Organize the Construction.

In each Network button will contain information such as: Numerical order, Job name, Amount of work, Number of employees, Number of equipment and machines, Completion time.

Connection arrows between Network Nodes show traction (necklace) of Network Nodes.

In the Network Node Construction Diagram. We use Gloves – Gantt to control the construction progress of the Works.

In addition, we also apply the Oblique Progress chart, Horizontal Progress, Vertical Progress to optimize Network Node Construction Diagram.

Go on bussiness 1: Preparation

  • Prepare surface: Check, measure, unfinished (if any).
  • Prepare construction documents: From Design Profile, Permission drawing. We will make construction documents and submit them to customers for approval. Construction documents include (construction drawings, construction progress table, personnel organization chart, construction material statistics table).
  • Material sample preparation: We will prepare Material Samples, Model (necessary) and submit to Customer for approval.
  • Preparing for Construction: We bring Construction Manpower, Equipment, Machines, Materials on the Site and ready for construction.

The more complete the initial preparation, Careful, it will help the construction go smoothly.

  • If the floor is lower than the finishing cote: Rolling the floor, usually use cement mortar (floor rolling) M75.
  • If the cote floor is finished: Just surface treatment. If the floor does not reach flatness, If the quality is good, then proceed to chisel and roll the new floor.

After it's done, Conduct acceptance test of floor rolling work with Customers.

Squeeze ink (marking), is to use a splash device, paint to mark positions: wall, MEP . diagram, Furniture, … thereby helping the construction work to be accurate.

Note: While doing the ink flicking, if you observe some inappropriate positions, need to notify the Customer of the adjustment and must receive approval from the Customer.

  • Frame part: bare skeleton, wall, the platform, …
  • MEP: new construction and installation (or relocate) pipeline, pull the wire of the system: electricity, network, air conditioner, fire protection and prevention. Also known as MEP rough construction.

After completing the frame part, raw part MEP. Proceed to close the plate (plaster, wood, …)

Go on bussiness 6: Base Construction, Drain Mastic

Construction, Exhausting Mastic is quite a dusty job. Therefore, it is necessary to prepare the ground and carry out baiting, Discharge Mastic at the same time for the whole building

After completing the job, exhaust Mastic. Will enter the finishing phase of the Project

Note:

Invite Customers to carefully check this work. If the surface has not reached, conduct thorough treatment. Will help the next finishing part reach the highest quality.

This is a pretty simple job, but it has a lot of flaws. Need to pay attention when construction.

Also because it's a wet job, Easy to smear paint on other objects. Priority should be given to preparing the ground and conducting mass painting. Clean thoroughly before embarking on subsequent tasks.

After it's done, Invite Customers to test, If there is a defect, you should take advantage of this work immediately.

After finishing the water paint job. Installing ceiling finishes, Other types of walls (wood, glasses, stone, mirror, …)

Note: Frame part, Reinforcement of these items must also be constructed in work no 4 or digital work 5.

Floor finishing should be prioritized last. And when the floor is completed, the project now only has equipment installation work left: Furniture, MEP equipment, Door, Decorations, Logo, …

Note: Maintain the finished floor carefully during subsequent construction work.

Furniture: Gather on the construction site and pre-install Buit-in Furniture. And Loose Furniture should gather and install later.

MEP . Equipment: Includes switch mounting, Sockets, lights, decorative lights, air-conditioner, …

Decorative Equipment: are removable decorative devices, simple installation.

Note: If there is equipment to be reinforced, reinforcement must be carried out from work 4 and 5

Go on bussiness 11: Rough Industrial Hygiene (VSCN 1)

Cleaning the whole building, clean up trash, Remove unused items from the construction site.

As a preliminary cleaning part, clean enough to carry out inspection and treatment of Finishing defects.

Finished raw VSCN, We will check with the Customer for defects (if any) in the Finishing Construction section. Then proceed to deal with the defects (if any) for the Project to ensure quality and aesthetics.

Go on bussiness 13: Fine Industrial Hygiene (VSCN 2)

After completing the inspection and handling of defects (if any). We will carry out cleaning of the entire Building for the first time 2. Ensure the Project is clean and ready to be handed over to the Client

After the Project is ready for handover to the Client.

We will cooperate with the Customer to organize the acceptance of the Project and Handover the Project into use.

Handing over the Project is our most important and happiest step. And our biggest goal is to transmit happiness That goes to the Customer.

Glove Road Concept (Gantt):

On the diagram, The Glove Line is indicated by prominent red arrows.

We detail the Works (1, 2, 3, 4, 5, 6, 7, 8, 9, 10, 11, 12, 13, 14) are the Works located on the Ganges Road (Gantt).

Gloves Road (English is Critical Path) is the shortest time (maybe) to complete Construction.

During construction, We always strictly control the Gangway to ensure the construction progress.

The works that are not on the Ganges Road are the jobs that can be moved depending on the actual construction.

In reality, It is inevitable that problems may arise, affect the completion progress of the Works. Flexible use of Network Node Diagram, Controlling the Glove Road and flexibly deploying the works that do not belong to the Glove Road will help us handle well the problems that may occur during the Construction process..
